Travis Cotter has been involved in real estate since 2007, and has an intensive background in residential and commercial real estate investments, with a primary focus in site development and multifamily assets. Travis is known for his extensive underwriting techniques often uncovering expenses and costs to a project often not disclosed. Travis’ fine underwriting principles translate directly into the IHG asset management plan for each asset by knowing where income can be increased and expenses can be decreased, so IHG can better predict the potential value it may create on each property.
Travis and his wife, Stacey and their 2 children live on their farm, where they spend time together hiking, caring for animals and of course riding their very own motocross track.
Sean Healy is responsible for all aspects of IHG operations, including but not limited to: business development, marketing, sales management/investor relations, asset management, finance, human resources, communications, and philanthropy.
Sean came to IHG in April 2019 after a productive 17-year career in information technology operations with experience ranging from developing and managing full-scale IT solutions for a variety of small and medium-sized companies, to achieving national positions in cybersecurity and data center management with the US Navy. Sean has a unique ability to provide a logical and structured approach to integrate vision into reality within the business. Sean thrives on putting systems and processes in place to bring order to the chaos, and IHG’s operations continue to thrive under Sean’s leadership. Sean currently lives in New Jersey and enjoys spending time with his wife Keri and their children: Clara, Liam, Nora, Owen, Gavin, and Fiona, preferably in the mountains or at the beach. Sean loves woodworking and handiwork, as well as being active in his church and mentoring youth and young adults.
Steven Libman is Co-Founder and Managing Partner of Integrity Holdings Group. The early stages of Integrity Holdings involved flipping and wholesaling almost 1,000 properties in the residential real estate space. After getting burnt out in a very transactional, highly taxed business model, IHG moved into commercial real estate (apartments, self storage, student housing, etc) to create passive, tax-advantaged income for themselves and their investors.
Steven has contributed to and been recognized by numerous industry publications, including Forbes and the Top 100 in Real Estate. Integrity Holdings takes a multipronged approach to giving back and impact investing. 1) Carve out a percentage of corporate earnings to donate to Kingdom building non-profits. 2) Provide free apartments on site to give to onsite CARES teams that serve the tenants through bi-weekly events 3) Work with a local church to “adopt” each community and serve the property managers and tenants in a multitude of ways to show the love of Jesus and create a better living experience.

After graduating from Clemson University with a Business Marketing degree, Jason spent the better part of a decade in the residential real estate industry before going back to business school to earn a Master's Degree in Health Administration (i.e. essentially an MBA with a specific focus on healthcare). He has derived a robust and impressive track record of progressive success for over a decade, from scaling smaller companies to fine-tuning larger operations and leading skilled teams from the C-suite to achieve stellar results. The Mission and Vision of IHG drew Jason back into the exciting real estate industry; his skillset, including strong business acumen, strategic planning, and team leadership are exactly what IHG needs as we scale up and do even more good for others.
Jason is a native of the South Carolina Lowcountry and is blessed with a beautiful family. When time allows, he enjoys fly-fishing the saltwater flats, boating, fitness, and anything that involves spending time with his wife and daughters.
Celia is the Director of Investor Relations at IHG, overseeing multiple roles including investor onboarding, marketing, and communications. Celia is also remarkably instrumental in allowing IHG and our investors to "Invest with Purpose”, as she manages all of IHG's charitable donations through our Donor Advised Fund. On a mission to provide our investors with an outstanding experience, she is focused on process improvement, client satisfaction, and keeping everyone informed with the latest updates. Celia began her real estate career in 2006 and joined IHG in early 2018, and has diligently provided exceptional support to our investors, our partners, and our team ever since.

Dillon is a Senior Analyst at IHG, responsible for identifying and evaluating investment opportunities through pre-screening and underwriting, as well as executing acquisitions. With over 18 years of experience in the real estate investment industry, Dillon has managed assets worth over $2 billion, making him a highly skilled professional in acquisitions, financing, operations, and dispositions.
Prior to joining IHG in November 2022, Dillon had served in various top-tier real estate investment institutions across the globe, where he consistently delivered exceptional results.
Dillon received his Master's Degree in Real Estate from Texas A&M University, where he gained extensive knowledge and expertise in real estate investment and development, and a Bachelor's Degree in Architecture, providing him with a unique perspective on design and development.
Dillon currently resides in Austin, Texas, with his family. In his free time, he enjoys playing basketball, swimming, mountain biking, and hiking, reflecting his passion for staying active and leading a balanced life.
Jeff Rutkowski has over 15 years of professional experience in the real estate investment and lending industry. He is the founder and principal in several real estate investment companies and has built an impressive portfolio that spans across 9 states during that time. Jeff has experience in many facets of real estate including acquisitions, marketing, raising money, underwriting, negotiations and business management.
Jeff is also the co-founder of Kingdom 320, LLC. A real estate educational company with the mission of equipping and training Christians to create wealth in real estate so they can provide for their families, leave an inheritance for future generations and ultimately to promote God’s Kingdom on the earth. Jeff lives in Eagle, Idaho with his wife Claudia and 2 daughters. In his spare time, he focuses on spending time with his family, volunteering at his local church, playing basketball or pickleball.
